A property can look straightforward on paper — yet still carry constraints that don't show up until you're deep into a purchase or a design — a floodplain development issue, a setback limitation, or a wildlife corridor that nobody saw. Before you commit real money to land or plans, I dig into what the property can actually support, so the constraints are something you plan around instead of something that blindsided you after the design is completed. A Land Use Review and Constraint Analysis often covers:

Land Use and Permitting

Permitting is rarely just filling out a form. It's figuring out which regulations actually apply to your project, what the review body is going to be looking for, and what evidence or professional work needs to be lined up before you submit. The earlier I'm involved, the more I can actually shape the outcome — once plans are drawn and an application is already in front of a reviewing agency, a lot of the decisions that determine whether a project moves smoothly have already been made, for better or worse.

Owner’s Representation

You don't need a complicated, multi-agency project to benefit from having an owner’s representative through the permitting and application processes — even a straightforward building permit involves more moving pieces than most owners expect. It helps to have someone laying out the process up front so you know what to expect at each step rather than being surprised along the way. On larger projects, that same role extends further: coordinating with your architect, engineer, surveyor, contractor, and the agencies reviewing your application, so I keep the project moving forward in a smooth and efficient manner. This work typically includes:

Site Acquisition Support

Finding a viable site is part real estate and part regulatory puzzle. I help identify, evaluate, and advance candidate sites — checking that a property actually works on the ground, not just on paper, before you commit to it. I often work in:

Local Governments

I occasionally support local governments on a project basis, such as: floodplain permit review, Community Rating System (CRS) support, process improvements, and general assistance.
